What’s up, y’all. Cory Cox, Clear Property Management. We are at 525 Davis Street here in Conway. We are getting this place ready for a tenant to move in. Interesting story about this is there was a property management company that actually was doing this house for this investor. I think this investor has some other properties in Russellville. So they managed this one for him in Conway. Needless to say, this investor wasn’t too happy with them. He reached out to me earlier this month and kind of went over just the fees and stuff like that.

But he reached out to me and was trying to figure out something because he was unhappy with this property management company. Hey, not my thing, not talking about them. But I went through it, we got into a contract, I think on June 27th or no, June 17th, and we did it. I was going to try to just kind of make sure everything was cleaned up and stuff like that because I was about to place a tenant in here.

And then next thing you know, come to find out, the other property management company was not aware that they had talked to me. The owner said that he had talked to him and kind of told them, “Hey, I’m not working with y’all anymore. Blah, blah, blah, blah.” Anyways, so I arrive, and I come in here. It was really early in the morning. I’m an early bird. Came in here, and as soon as I opened that front door right there, I come in there and on that table was a lease that wasn’t signed yet, but they were preparing to sign that day. The potential tenant was going to come in. This other property management company was going to sign them and they were not under contract with the owner.

Anyways, I try and reach out to the owner and he, of course, is out of country so his phone’s off. I can’t get a hold of him, which was pretty funny. And next thing you know I kind of went back and forth with my broker, “Hey, what do we need to do? Blah, blah, blah.” So I reach out to the property management company. After some back and forth, yeah, it turns out that they don’t have an agreement with him and obviously, my contract is valid with him and all is well. I’m going through all my stuff. I’ve got my potential tenants. I’m starting to do some show times with them, some showings with them.

This potential tenant calls me crying. I’m sure it was emotional. I know it was because you take off work, you think that you’re coming in to live at this house, and then some back work stuff that had nothing to do with you is affecting you from getting this place. I mean, it wasn’t her fault. It wasn’t anybody’s fault. And next thing you know, or whatever, so she calls me crying and everything. I’m just, you got to get a breather in at that point. You got to separate yourself from the situation and take a minute in heated situations like that.

So I said, “Hey, we do all things fair,” which we do. We do on a first-come-first-serve basis to keep everything fair. The way that I do my management stuff is I cast a big net out there and try and get a lot of applicants in there. We just kind of operate in that sense. Anyways, so she thought that she was going to go to the bottom of the pile or bottom of the line. It is what it is. The owner emails me randomly. I had emailed him a few days ago. He emails me back, and I said, “Hey, man, I’m trying to get a hold of you. Your phone’s off. I can’t get a hold of you.” He’s out of country. He thought he had set it up. Obviously, he didn’t.

Anyways, long story short, we go back and forth. I tell him the situation. He feels awful for me. He’s like, “Man, I didn’t mean to get you in the middle of all that.” I’m like, “It’s all good.” And he decides to go with the original person that was going to go sign. So whirlwind of emotions right there. Hopefully, she was very appreciative. Hopefully, it works out for her and stuff like that. Some of the other people were pretty sad that I had already vetted and everything else like that. But I just don’t tell them the story and just somebody before them beat them out.

Anyways, but it was really funny how all this transpired. This is something that I’ve been doing this for years now and I’ve never ever in my life dealt with something like this before, but it is what it is. Hopefully it works out. All things are good and everybody’s happy and stuff like that. We’ve got a great house, actually. It’s in downtown Conway, so this is a great rental. Good investment property for this owner and stuff like that. It should be here for many, many, many years. But yeah, it’s a little two bed, one bath house. And yeah, so I just had to let y’all know a little bit of my drama, but they’ll be coming to sign here around noon, and they’ll be locked in for a year. Here’s to them. See ya.
