Simple Changes That Make A Big Difference In Rentals

What is up, everybody? It is Cory with Clear Property Management. We are at a Conway, Arkansas rental property. We are in between our tenant turnover right now. They moved on with their lives. We have already got somebody else coming in. We actually found these tenants within 24 hours. So, yes, I’m not going to give you the specifics on that right there, but we did find tenants within 24 hours of listing this place. Thought it was pretty awesome. With that, the owner then got a good chance at redoing the flooring. I think in the last video I was actually talking about one of our other owners redoing the flooring and stuff like that, really made a huge difference in that place. Same way with this, flooring is such a easy way of just making homes look so much better.

Paint obviously does a lot but flooring, light fixtures, stuff like that, just putting up those builder grade fans and everything that you get from Lowe’s for like 55 bucks, they really go a long way. But with that, I’m going to go ahead and show you this. So, coming in the entry, this is the living room. So, this flooring was actually replaced probably about six months ago, something like that. They replaced this out in the primary bedroom as well as the living room. But they replaced all this and it was just carpet. There were dogs in there. It was just tore up, stained, everything else like that, but with that, we have now replaced the hallway and the bedrooms on this side to match that right there as well.

In my camera, it’s making it look a lot darker than it actually is and then the walls, it’s looking yellow, so I don’t know what’s up with that. But anyways, this LVP flooring is awesome. You can spill stuff on there, it is waterproof. I don’t think that you call it water resistant. I think you call it waterproof, but anyways, but having this flooring just everywhere basically now. So, you’ve got the LVP and then you’ve got the tile in the kitchen as well as the bathrooms. Flooring’s great, it’s scratch proof. You can put dogs in here, you can put big dogs in here, it’s not going to scratch it.

Also, too, to just prevent that stuff, and what I always suggest too to our owners whenever they’re getting that style right there, it kind of breaks it up. It’s got some different patterns in the middle of it right there. It really goes a long way because if you do happen to scratch it with, which I think it’s scratch proof, but if you do happen to scratch it and stuff like that, it looks like it’s a part of the flooring, because you got brown, you got black, you got gray, you got all these different patterns in there and it’s so hard to actually pick up on some of that stuff right there, which really helps you out as the owner because what are you trying to do? You try the repairs that you think will get the most return and last the longest. Repairs are going to happen, you got to do it and stuff like that, but whenever you do repairs, you want the repairs to last a long time right there.

This stuff is going to hold up. It’s going to hold up, hopefully, forever. Probably not, but hopefully we can get five to 10 years out of this. And if you were to put carpet right back down, what’s it going to last? 1 set of tenants and then you’re going to, hopefully, get it back close to normal right there and you’re going to have to pay for it to be redone by Stanley Steamer, or whoever it may be.

Something else that was actually done too as well and kudos to the owner for this is they redid the deck. So, this deck, it was not in the bestest of shape. It probably had about two more winters left, but as you can see, it is in fantastic shape and should be able to last another several, several years for them. And not to mention too as well, it keeps you out of liability, because if the deck ever messes up and little Johnny or little Susie slip and they fall, they could be looking at the owner for that, and we do not want that for you as owners right there. So, let’s just prevent it. Let’s get it done. Yes, it sucks paying that payment and everything else like that, but it is good for the owner as well as the tenants. Everybody appreciates it.
