Good morning. It is Cory with Clear Property Management. We are at a house in Conway, Arkansas. The owner is actually an out-of-state owner. They contacted us probably about a week or so ago, said that they were having trouble with their current tenants. I guess they quit paying and quit communicating and all that other fun stuff right there. Reached out to us and now we are going to take this over or the management of it, and try and get this thing back to normal.
So with that, it’s always scary coming into houses because you’re like, I don’t know what is inside. Is somebody here? Blah, blah, blah. We did get the power turned on and got heat on in here. It was, as for right nowr, for our weather, lows are getting down in the low 20s and whenever I contacted Conway Corp, they actually said that the power was off, I think, since the 27th or something like that. So definitely not good. We don’t need any frozen pipes. So getting heat on, getting some spigot covers on and stuff like that really will go a long way.
I was able to get in here, get an assessment of kind of an overall type thing. A bunch of stuff left. It’s really not in too bad of shape. I’ve seen them a whole lot worse. But yeah, but it’s definitely going to take us a little bit, couple weeks or something like that, to try and get this thing ready.
But with that, I’m going to go ahead and flip this camera around. Front door right there. Kind of got some things left. Blah, blah, blah, blah. We got a ton of vacuum cleaners, which is great. I don’t know what the heck this stuff is. I don’t know, it’s like slime or something like that. Truly not sure.
But yeah, it’s all electric here, which is good. There is no washer and dryer in over there. Carpets need to be deep cleaned. Obviously what you can’t smell in this video is it just does not smell great. I don’t know if it’s just because it’s been vacant or if it just hasn’t been cleaned super well or anything else like that. But just cleaning and deep cleaning the carpets I think would go a really, really long way. In here is the laundry. Nothing in there. And then the primary bedroom, got a good old mattress left over.
Like I said, this is something we always do as well and what you need to do at your house, so whenever… There you go. You need a battery for that smoke detector. So open up your cabinet doors right there to let heat inside there right there so that way the supply lines do not get cold and start freezing up, really helps you out. We actually manage several kind of in this exact area of Conway. They kind of have generally the same layout and everything is good with that. Obviously you need some paint kind of touch up throughout the home. I don’t think it’ll be too, too bad. You can kind of see it right there as well.
But the majority of the stuff is in the garage. So here you go right here. So again, I don’t want to comment on their situation, but if the owner is true and they quit paying, I guess they couldn’t pay for the rent, but they do have a brand new, what size is that? 70 inch TV, 75 inch. So, good priorities right there. But anyways, this ain’t too, too bad to be honest with you. We just need a little love, little things like that. Door stoppers go a long way. I don’t know where all the door stoppers are, but it seems to be missing on everything. So maybe they had a pet and they removed them.
So anyways, so going back out here to the outside, there was a bunch of stuff left out here as well. Got that nice old thing right there, and some good, old furniture. A little bit about where you’re at right here. The new Conway soccer complex is actually getting built right there, I think it should be completed any time which is great because obviously nobody will be able to build behind you right here. And that new soccer complex is supposed to be pretty nice.
So definitely got potential. It’s not too bad. Unfortunate situation, of course, kind of thing but I’ve got an assessment of it. We’ve got locks on here. We’re going to make sure the locks are changed that way nobody can get back in here. Yeah, that’s it. So we’ll start getting this moving, contact the owner, get everything approved out, start getting quotes, and we will go from there.
