Good morning. It is Cory with Clear Property Management. We are at a house in Little Rock right now. I was coming here because we’re actually having pictures taken today. Something I always like to do is come in at these houses, check them all out, just sweep up just a little bit as we’ve had some contractors in here and stuff like that doing some small things, if it hadn’t just been deep cleaned, of course. Then just looking it over one last time before this photographer gets there. Obviously, you want this real picturesque, and so just having it in a good light and making it look good is always good. With that, I was here. I unlocked the lock box on the front door, and as soon as I walk in, the worst thing you can always hear whenever you open the door on a vacant house is water running.
Anyways, I come flying through. Sorry, I’m sweating right now. Come flying through and I find out in the primary bedroom there was actually water all right through here. It didn’t go everywhere, but it was just like a little puddle just right there. Just water all right through there. Obviously, you can see my towel and my paper towels that have kind of got up. This was all wet, but obviously, this is tile. This isn’t a big deal. The laminate, it is supposed to be water-resistant, but we obviously need to get some air on that to make sure that’s all good to go. But what happened was where that supply line connects to the toilet right there, it was spraying everywhere. That’s what happened.
Honestly, I was here two days ago, so I know that obviously wasn’t happening then. Just where this water just was just right through here, this thing had to have popped maybe last night or something like that. I mean, it had to have been just a few hours ago, because have we been getting our pictures taken on Monday, or me getting here on Monday, or something like that, and this running over the weekend, there is no telling. I mean, this house could have been absolutely soaked. Anyways, a good little timing right there. There is a little bit of water that’s coming downstairs. It’s actually on a crawl space here. It’s got access down here at the very bottom and there’s a little bit of water kind of coming through right there, but it’s really not stained very much.
I think it was just coming out and hitting that tile. Obviously, it can’t soak through the tile, and then hitting that laminate flooring and then just coming out right there. I mean, the timing of this was just absolutely perfect as a bad situation, of course, but obviously, I got it all toweled up and soaked up. I’m going to go get a couple of air movers as well. I’m going to plug them in here into this primary bedroom right there and just let it go. We really want this dry, because if it doesn’t get fully dry, then obviously, this laminate floor will start to bubble just a little bit. We definitely don’t want that. With that, had to cancel the photographer today, obviously.
We’re going to get some air movers over the weekend and stuff like that and then come back over here and really assess and see if we can get this thing all figured out again.
