What is up everybody? It is Cory Cox with Clear Property Management. We are at a house here in Conway Arkansas. The owner bought this probably about a year or so ago and there were actually tenants already here. They have since left and now we are getting this place back up to our standard right there. So this house, it is in a good area right here. It’s in East Conway. Rent should be somewhere around 1600, somewhere around there. 1600, 1650, something like that. I don’t think that we should be able to get 1700, but it could be pretty close. But the difference in flooring is just such a big thing nowadays. So if you were an investor thinking about whether you should put flooring in, should not put flooring in, this right here is an absolute example of it. This house, it had carpet basically everywhere except for in the kitchen and bathrooms. I think that’s really about it. Everywhere else was just carpet everywhere, everywhere, everywhere, everywhere. Speaking of carpet, carpet is nice to lay on and I get it, but it’s really gross if you are not the person that made the dirt in there. Stanley Steamer can only do so much whenever they’re trying to get this stuff out so it just does a world of difference. Here is kind of the entry right there to the left, and you’ve got awesome LVP flooring throughout the home. LVP flooring does a wonder right there. Even the countertops are obviously that’s not ideal and you would love to be able to, I mean the cabinets don’t look bad to me right there, but just changing out the countertops would go a long way. Also once these appliances start breaking down, we’ll start getting those up to the 21st century right there.

But man, LVP is just, it just transforms a home. It just makes it so much better. And then obviously from a tenant’s point of view, you can spill stuff on there and it won’t mess things up. It just works out so much better right there for just everybody. The owner obviously won’t have to worry about upkeep on the LVP, because this should last for many, many years right there, and it should make it easier. A great investment for everybody. Obviously, whenever you paint and stuff like that, even kind of your fixtures, they will sometimes go bad. I mean, does it last forever? Definitely not, of course not. I’m not trying to say that. But at the same time too, it does go a long way if you do get good quality. LVP flooring, I always suggest at least 12 mil. If you want to go 20 mil, that’s even better, but you got to go 12. First of all, it feels better right there. It doesn’t feel cheap. If you get that really thin stuff, you can really feel it whenever you’re walking on it. And obviously if you get 12 or 20, you’re definitely going to be good.

So anyways, just kind of wanted to show y’all this. I think there’s actually a video right there of where I was actually in this house and the carpet was there. So reference back to that if you want to. And just see the changes right there from just strictly flooring and paint touch-up, that kind of goes on, just goes a long, long way right there.
