Preparing Your Home Before Signing Lease
Good morning. It is Cory with Clear Property Management. We are actually at a house right now in Bryant, Arkansas. It’s actually lease signing day, which is a good thing. Everybody’s excited as they are trying to get a new home. This is actually a newer construction home that we rent out for one of our owners. As you can tell, it is absolutely beautiful. This is actually one of my most favorite houses that we manage right there, just from the sheer, I don’t know, functionality and niceness of it. Just the finishings of it is just so nice.

This primary closet, look at that sucker. That’s what I’m talking about right there. Beautiful fan. But look at this bathroom. Man, that is the real deal right there. It is one of our nicest rentals, for sure. As far as the upgrades and everything else go like that, you could really tell that the builder did a very good job whenever he was going through this thing. Like I said, I want to say it’s probably about a year and a half old right as we had a set of residents after construction. They have since moved out and we have got somebody else that is coming in today. They are super excited. We are excited that they are excited.

Yes, my main point of this video right here is to show something that you should do if you are a landlord and you are renting your house out. Shout out to CompanyCam. That is actually the software or whatever that we use to store all our photos. Literally the day of signing, we actually go through and take pictures and do video walkthroughs of the entire house. The entire house. I believe that I just did 73 photos, I believe, and then we’ve also got a video walkthrough too as well. I forgot how long that was. But anyways, but we go through this thing and note everything. So that way, there is no, “Well, was that there? Not there.” Whatever it may be. There’s always a move-in checklist or whatever that they’re supposed to be filling out whenever they get that house then at that point which is just an added precaution on top.

But also too, we like to have documentation on our end to say, “Hey, no, these are timestamped. I took pictures today, you signed today. This is the current state that it’s at.” Of course, we’ve got a checklist of whenever we’re checking everything off or functionality, leaks, and everything else like that, that’s documented. But as for the true, I don’t know, visual or whatever you want to say, nicks and cuts, stuff like that, things that break and everything, there’s no question on that stuff because we have good documentation on that stuff.

I challenge you as landlords, as well as property managers to do this exact same thing. Be well-documented on that stuff because, hey, you don’t need it until you need it, and when you need it, you better have it.
