New Construction Home In Bryant

Good afternoon, it’s Cory with Clear Property Management. We are back in Bryant today.

If you remember from one of the previous videos, one of our owners went under contract on one of the nicer homes in this gated community. We completed the inspection and the inspector really liked the house. There were just a few small things—some lights out, minor touch-ups, nothing major. So we’re moving forward and they should be closing in a couple of weeks. Everything looks good.

With that, the agent said, “Hey, did you go in the house next door?” I hadn’t yet—we were looking at it for a few different reasons—but she said, “Go through it and see if you can get any interest.” So here we are.

Walking in, there are a lot of similarities between this home and the one next door. You’ve got that grand tiled entry area. I’ll turn the lights on—those big lights look great. I would personally skip the green color choice, but the lighting itself is really nice.

The hallway is long, and what’s different in this home is the dining room on the right. Good size, perfect spot for a beautiful table. Quartz countertops again, tall cabinets, but one thing I noticed immediately: there is no pantry. You’ve got to be a little creative here. There’s an open wall where you could place a furniture piece, but storage is definitely something to consider. That small cabinet area could act as a pantry, but it’s not much space.

It’s still an open concept—flows nicely—and it’s similar to the other house, but not identical. In the other home, you walked in to find two bedrooms on one side before the hallway opened up into the main living space. This layout is close but not the same.

Outside, the yard opens toward the neighbor. If you remember, the house next door had that tall fence because of the utility or storage area behind it. You can see how their fence closes off the view, and you can imagine how this one would look with a similar fence.

Back inside, here are the two bedrooms. Bedroom one has big double windows looking out front. I like that feature a lot. Same recessed action lighting as the other home. The closets are a good size. The shared bathroom is nicely done—great tile work.

Bedroom two follows the same layout as the neighbor home as well.

Moving on, here’s the primary suite. I do like the laundry room in this home. In the other house, you walked in from the garage straight into the laundry area. This one is sectioned off—more like a true separate room—which is a big plus in my opinion. Not buying a house purely for the laundry room, obviously, but it is a nice feature.

The primary bathroom matches the other home almost exactly—beautiful finishes, the under-cabinet lighting looks great. I’m going to have to add that to my own house.

Here’s the drop-zone/backpack area everyone seems to want these days. Tankless water heater. High garage ceilings, which make the house feel even larger.

One thing to note: when you step onto the back patio, you’re looking directly at your neighbor. A fence would fix that, but it’s something to be aware of. The other house didn’t feel that way when you stepped outside, so this is one of the differences in layout orientation.

The dining room here is nice, but the main living/kitchen space feels a little smaller than the other home because of that dividing wall. Still a beautiful layout, just different.

Again, that laundry room setup is a big win for this one.

Overall, this is a very nice house in a fantastic neighborhood. I’ve actually been researching this area a lot and I’m starting to really like it. Great location—close to the interstate, close to downtown, in a gated community. Hard to beat.

There are just a couple of quirks—lack of pantry space, the backyard orientation, fencing needs—but otherwise this is a solid home.
