What’s up, everybody? It is Cory with Clear Property Management. We are at one of our rental properties in Cabot, Arkansas. We just took over this place. Our current tenants just moved out. They were gone actually yesterday and then we have since taken it over from them. Sorry, my voice sounds terrible right now. I don’t know if it’s the weather changing or what’s going on, but anyways, we’re working through it. But I wanted to show you the layout of this house. Coming in here is the kitchen, it’s very nice. Backyard isn’t big or anything else like that, but it is fully fenced. It is a four-bedroom, two-bath house kind of just in the main Cabot area right here. Yeah. It’s in real good shape.
The tenant actually cleaned pretty well in here. I wouldn’t say it’s spotless or anything else like that, but they definitely cleaned up very well. We’ll have to get this thing mowed again but it’s in pretty good shape. This one actually comes with the washer and dryer as well right there. I haven’t really found anything that’s really bad. You can kind of see just a little bit of paint discoloration out there in that wall. They probably had a furniture piece or something like that on there. And then as well as this pocket door, it seemed to be coming off the hinges. We actually had to fix this before. I don’t know what the deal is, but we’ll let our handyman know about that and he can just come in and try and fix it up. Huge primary bathroom, and then the shower right there, and that little soaking tub of course, and a huge closet.
So with that, we will go ahead and get some of this stuff arranged with our handyman, and as soon as he’s good with it, it should take him just a couple of days to kind of get it on his schedule and then fixed. And then once we get that done, we will go ahead and have pictures made. This one actually does not have pictures already made for it because whenever we took this over, the owner actually found somebody to actually live here. They turned out to be fantastic tenants, so we were very happy with them. I think they actually bought a home. Don’t quote me on that. I think they were looking, so I would assume that they went ahead and bought that, but hey, stuff like that happens.
