Good morning — this is Cory with Clear Property Management, and I want to share another way we proactively protect both our residents and property owners, especially during cold weather.
One important thing we encourage is communication. If a resident knows they’ll be gone from the home for more than two weeks and doesn’t have someone regularly checking on the property, they can simply let us know. When that happens, we step in and help — at no additional cost.
How Temporary Vacancies Are Handled
If a tenant will be away for an extended period, we treat the home the same way we treat one of our vacant properties.
Here’s a real example.
We’re at a home right now that is normally occupied. The residents communicated with us that they’d be out of town for a family situation. Because they notified us ahead of time, we were able to take preventative steps.
When we arrived, we noticed two exterior spigots that did not have covers installed. Had the residents not reached out, we would have had no way of knowing the home was temporarily vacant.
Because they did communicate:
- We added spigot covers
- We ensured the heat was set properly
- We confirmed faucets were dripping
- We added the home to our regular winter check schedule
Ongoing Winter Checks
Once a home is treated as vacant or temporarily vacant during winter weather, our team will:
- Visit the property daily or every other day
- Check key plumbing points
- Confirm heat is operating
- Ensure preventative measures stay in place
These visits help reduce the risk of frozen pipes, water damage, and costly emergency repairs.

This service is provided:
- Free of charge to owners
- Free of charge to residents
Our goal is simple — prevent problems before they happen. We would much rather spend time on preventative maintenance than deal with cleanup, insurance claims, and disruption for everyone involved.
