Pre Purchase Inspection

Good morning and happy Friday. We are back at that Bryant house that one of our owners is about to be purchasing here in a few weeks. Today is inspection day.

Inspection day can sometimes be stressful, but since this is a new-construction home from a solid builder, this one was an absolute breeze. Our inspector went through everything—about two hours or so—and even though it’s new construction, things can still get missed. Contractors mess up, builders mess up, whatever it may be. But ultimately, you want to know exactly what’s going on before you purchase the home and put your name on that agreement line or title line.

Overall, everything went great. A few small things were noted. One, there’s a light out underneath the little awning. I also went through and put blue painter’s tape on several tiny touch-up spots. Since it’s new construction, you can be a little picky. I think I counted 25 blue marks, but they’re all minor touch-ups. There was one spot in the primary bedroom that stood out a bit, but everything else was really small.

I absolutely love this house. Beautiful layout, great area, and I love the quartz in the kitchen—it looks fantastic.

So what we’re going to ask for is pretty simple:

  • Complete all blue-tape touch-ups
  • Replace the light that’s out
  • Push up the loose light fixture that’s slightly hanging down
  • Have the home professionally cleaned

With contractors in and out, it’s a little dirty in the tubs and such, but overall it’s in really good shape.

While I was here, I also measured the backyard because the owner is putting in a fence. I measured from corner to corner—looks like they’ll go back with a tall privacy fence to close it in. I’ve been here a few times and there’s something behind the property, some kind of company or yard, but I’ve never seen anyone working there. Maybe it’s just vehicle storage. On the other side you’ve got woods, which is very nice.

I also counted the windows so blinds can be ordered. They’ll put blinds on every window except the four in the living room. Personally, I wouldn’t cover those. When you walk in from the hallway, that view is beautiful—really open and grand. Bedrooms, of course, will all be covered.

I also got a quote for a fridge to match the appliances—black stainless GE, same theme as the microwave, range, and dishwasher. It’ll look great in that spot.

House is in fantastic shape. I love it. I actually like the fireplace too—pretty fancy.

It’s always an easy day when you have newer construction—well, not always, I’ve seen a few rough ones—but this one went great. It’s expected to close in a few weeks. It’ll take almost no time to get it ready, prepped, photographed, and on the market by mid-December at the latest. Perfect timing so you can update your address for Santa Claus and he can put his gifts right by the tree.
