New Construction In Maumelle

Hello, hello — it’s Cory again with Clear Property Management. We are in Maumelle today, checking out some of these DR Horton homes. They’re developing a lot of this area, and every time I come by, it seems like a whole new batch pops up. They release several homes at once, people grab them quickly, then another batch gets released — very assembly-line style development.

This specific home is, I believe, the Cali plan, and it’s on the water. It’s only about $4,000 more for the water lot, and this is the only one still available with that feature. It’s basically a big pond, not a lake, but still a really nice view.

I’m standing in the living room right now. You’ll have to use your imagination a bit since it’s unfinished. DR Horton does big countertops and a nice open layout: the range will be here, microwave above, fridge space there — you’ll have to buy your own fridge, but the rest is included. Behind me is what would be your dining area, and the living room opens up with big windows and vaulted ceilings. It feels very spacious.

Heading outside, the lots aren’t huge, but this one is set up well. The drainage ditch isn’t the prettiest, but look left or right and you’ve got the water feature. What’s nice is there’s no neighbor directly on one side. They can’t build there — that’s the walking trail. The trail runs all the way along the water.

For fencing, you can fence the sides normally, but the back has to be railing. If that’s enforced, you’d put fencing on both sides, then railing across the back so you don’t block the view. A couple chairs out here overlooking the pond would be really nice.

There will be a home built one lot over, but overall, you’re pretty tucked away on the back corner.

This is a four-bedroom, so you can get a bit more rent. DR Horton lays this plan out better than some of the others.

Starting with the primary bedroom — it’s in the back of the house. Vaulted ceilings again. Big soaking tub, double countertops, and the shower will have glass. The toilet area is a bit tight, but workable. You could do hooks or small shelving depending on what you want. Big closet for the size of the house — and once all the construction materials are gone, it’ll be plenty of usable space.

The pantry is decent, not huge, but gives you some storage. Coat closet near the entry.

One thing I like: the layout is thought out. Sometimes when builders squeeze in a fourth bedroom, the floor plan gets weird. But here, the laundry room is right off the hall, and the fourth bedroom is just across from the primary bathroom — not way across the house like some plans. Closet space is good too.

Another bathroom here — this one will only have a single sink, but still plenty of counter space.

Here’s the other guest bedrooms — a little more shallow than the first guest room, but still good.

Stepping outside, it’s muddy because it’s been raining nonstop for three days. The driveway isn’t too steep. The neighborhood continues developing downhill and around the corner. You’ll likely be able to enter from the far side instead of weaving through heavy construction, which is nice. Some builders don’t think that through, and it’s a mess living in a half-built neighborhood. DR Horton does a good job planning the flow.

Overall: open spaces, smart layout, great vaulted ceilings, good windows, and the only available water lot remaining this year. I’d definitely recommend this one. Pretty sure this is the Cali plan — it might be the Justin plan, but I’m almost positive it’s the Cali. I’ve got it in a text, just can’t flip screens right now.

There are a few other plans out here, and one that I don’t recommend because it’s odd, but this one is solid.

I’m in the area today because one of my investors is also buying a home over on the other side — that one’s a Rash Coleman build, finishing up around January 12th. I was taking progress photos for him. I always like documenting the process so investors stay updated.
