Good afternoon — this is Cory with Clear Property Management, and I want to take a moment to explain another behind-the-scenes step we take to protect our owners and residents, especially during severe winter weather.
One of the most common questions we get from owners is:
“If something happens during a storm, do you already have people in place?”
The answer is yes — absolutely.
Vendor Preparation Before the Storm Hits
Before winter storms arrive, we proactively contact our trusted vendors, including:
- Plumbers
- Roofers
- Electricians
- General handymen
- Other specialty trades
We reach out ahead of time and confirm:
- Who is available
- The best way to contact them
- Emergency response expectations
This ensures that when something happens — not if, but when — we’re not scrambling to find help after the fact.
Why Vendors Prioritize Clear Property Management Calls
Because we communicate with our vendors ahead of time, they already know:
- They’re on our emergency response list
- Our calls are legitimate and time-sensitive
- We manage a large number of properties
When they see our office number come through, they know it’s important. In some cases, we even have direct or priority contact numbers, which allows us to move faster than the average property owner could on their own.
How This Benefits Owners & Residents
These established vendor relationships directly benefit:
- Property owners, by reducing damage and repair delays
- Residents, by restoring services faster and keeping homes safe
When issues arise, our goal is to mitigate problems immediately and prevent minor issues from turning into major ones.
We began reconfirming vendor availability earlier in the week and have handymen actively checking properties over the weekend, especially vacant homes and high-risk properties.
Vacant Property Checks at No Cost
While a home is vacant, these additional checks:
- Are not billed to the owner
- Are covered by us
- Are done strictly to protect the property
Some things simply cannot be prevented — weather will do what weather does — but if something happens, we want to be able to say honestly:
“We did everything possible ahead of time.”
That peace of mind matters.
Why Proactive Property Management Matters
This is the difference between reactive cleanup and preventative property management.
Our focus is on:
- Planning ahead
- Communicating early
- Coordinating vendors
- Protecting investments
That approach saves time, money, and stress for everyone involved.
